Annual Property Owner's Meeting
The annual property owner's meeting will be held @ 10 AM on Saturday June 8, 2024 at 10am at the beach on Shore Drive. The proposed budget includes no increase in taxes.
Waterfront Manor Property Taxes
Taxes pay for the maintenance, improvement and utilities for the beach property, upkeep of the roads owned by the Association, required insurance, city and state filing requirements and administrative costs and fees. Tax bills are due July 1st and must be paid by August 1st to avoid interest. The Association hires an independent tax collector. Taxes may be paid by check or online using a credit or debit card. When paying online payments will be applied within 3-5 days.
About Waterfront Manor
Waterfront Manor Association, Inc. is a municipal entity charted by the State of Connecticut. This is different from a homeowner's association in that residents of the district are assessed real estate taxes, not homeowner's fees. These taxes are assessed on an annual basis based on each property's dwelling and road footage. Property owners are responsible for paying the property tax on annual basis and are not optional and rights cannot be transferred.
Who can use the Beach?
Property owners and renters who have entered into a legal written lease agreement with a property owner. Non-property owners or non-renters may only use the beach when accompanied by a property owner or legal renter. You may be asked to provide proof of residency to verify your name using a photo ID. Beach passes were mailed with your annual property owner's meeting notice.
What are the beach rules?
No Diving
No cars or water vehicles allowed on Beach or in Picnic Area
No Dogs or Pets
No Littering
Carry In / Carry Out
No Loud or Boisterous Activities
Alcoholic beverages prohibited

Can I dock or store my boat?
Yes. You may moor your boat outside of the marked swimming area and away from the dock but there is limited space. Small boats like kayaks and canoes may be stored on the provided area. Storing and/or leaving your boat on the water or on the beach property is at your own risk and the Association is not liable for theft or vandalism. If you plan to leave your boat on the beach property please complete the Boat Registration Form.
